This was my first time going to this maze, and it was amazing! I love that they have a story that you have to navigate through. The wait time was very short and it was very organized. My family and I really loved it and we will definitely be back next year!

I put 4/5 only because I think they can do even better butwas an overall great experience. I went with my wife and can’t wait to see this place grow it has the potential to be an even greater experience probably will be one of the best ones around .
They need to check wristbands some guy said “I’m just waiting with them to the ppl up front I’m not going in” and literally followed his group around the building with the group and just went in because they didn’t check wrist bands. I think they should have someone check wrist bands before entry they had multiple opportunities before I rly wanted to say something but I was there with my wife and mom and told myself they should have a system in place it’s not my job but he’s lame for doing that to a charity whoever you are.
The only other thing was it was supposed to be a 17 minute experience but felt a little rushed i love that you only let so many ppl in it to allows us to get the full experience but why even do that if we need to rush through it I could tell there was more time before the next groups at some parts but they were literally rushing you especially at the end you could tell it was a part of the immersion but also meant to get ur group out. overall this was a great one so don’t pass it up wear appropriate clothing because of the time slot thing you will be waiting outside but it will be worth it 4 stars for now but can’t wait to go again next year and see what they do I love northern VA and MD for scare attractions

4-story 20-minute walk through. Full emersion with the acting, scenery, and even videos to set the scene and tone. Good sets, good scenes, just the right number of actors. Definitely worth it and they use it as a fundraiser for their ARTfactory. Super cool event.

Went last night with my Mom and had a great time! A few jump scares, but really well done and the props were awesome!

Great experience. Very talented actors. Great costumes and included a story that kept us engaged.
Only complaint was that we were schedule for 730 but did not go in until 830 and right before we were finally able to go in we were told the actors needed to take a break. Im not complaining about needing a break. But waiting an hour outside in the cold just to hear that was very frustrating.
Needless to say, the actors decided to delay their break and take us in anyway. Which we appreciated and we enjoyed the show. The scare experience itself is worth the 5 star rating!

Waited over an hour and a half in the bitter cold to get in, despite arriving and checking in 20 min early to our time slot. They could be playing music, or have heaters, or give out free hot cider or SOMETHING. Then they didn't even check our wristbands at any point so you could just get in line and not pay. The actual experience was also really lame, not scary or interesting at all. The group aspect made it very cluttered. They said it takes 17 min to walk through but literally felt like 5 min. Just overall felt like such a waste of time.

This is a newer local haunt to Manassas. The quality was EXTREMELY high though. This is a haunt run by an art center, so there were a lot of elements of graphic design, set manufacturing, and audio/visual integration. Not too expensive, and not too ling of a wait. I recommend, especially if you are into zombie films, games, or media.

This is a great haunted house with excellent theming and acting. Loved the integration of the cut scenes and use of video. Made great use of the space and pacing was excellent.

This is the second year running and the second year I have attended it and what a thrill!!! I love how the designed the hotel after the old Candy Factory's building and site history. Well done ArtFactory, cannot wait until next year!

Omg! The wait was totally worth it! The ARTfactory did an amazing job dialing up the creep factor for their Haunted Hotel! The sets, the props, the actors, everything was on point. The actors did an amazing job, and they looked positively gruesome. I can't wait to see what they come up with next year. Just a hint to parents, some kids were rather freaked out this year, so just a warning for next year. If you like horror, this was the place to be!

Not a moment was predictable...I screamed frequently.
The sets were incredible and realistic. Wonderful use of the entire building. Made the tour feel nice and long.
Factory of Fear actors are bar none. They give it their best. They had me legit scared! Wonderful acting, costumes and gory makeup.
The hotel motif was clever and well executed (no pun intended).
It's an annual tradition in my household.

Wow! Spread across four floors, each level was packed with frights, jump scares, and spooky characters who were incredibly dedicated to their roles. The atmosphere was immersive and thrilling, making every moment a heart-pounding adventure.
The attention to detail and the enthusiasm of the actors truly brought the haunted house to life. I can't wait to see how this attraction evolves and grows in the future. If you're a fan of haunted houses, this is definitely one you don't want to miss!

This was such a nice haunted house! I live in the area and it was amazing to not have to drive so far to get to experience Halloween fun. Haunted houses are my favorite!
Definitely scary, the costumes were great, and I loved that there were some creepy kids there too.

We had an absolute blast at this walk-thru haunted house! And this was their first year putting it together. The scares were perfectly timed, and the actors were incredibly immersive, bringing the spooky atmosphere to life (especially the twins from The Shining). Each room was uniquely designed, making every twist and turn an exciting surprise. A thrilling experience that truly delivered on chills and fun! Highly recommend!

We truly enjoyed the Haunted House experience at the art Factory. Very well done! Scare actors were enthusiastic and surprising at times. Costumes and sets on all floors were well done and eye catching-even in the misty, low light darkness.

Traveled about an hour to this location and was not impressed by the attraction. If you are into theatre/play style this would be perfect for you or your family, very kid friendly! Will give credit to the set designs and the creativity of the actors; however, just wasn’t for me.
I do hope my admission funds went to a good cause. By possibly supporting the art factory and the young child actors.

For a first year haunt, it was good. I had a couple of jump scares and the haunted forest was my favorite part. Timing was a bit off and running late but I'm thinking that was a good thing with so many people attending.

We had a blast in this 4 level house of horrors! Great set up with lots of monsters, lights, fog, and jump scares. Great for any age. The creepiest part was easily the child monsters who were crazy good...walking upside down on their hands and knees and more. Highly recommend.

ARTfactory, a center for art, theater, and dance in historic Old Town Manassas, turns into Factory of Fear for two nights in October. Visitors take a mostly self-guided tour in small groups through its four floors, meeting a variety of gruesome scenes, jump scares, and audio-visual effects.
The experience is not completely immersive, as the stairs between floors are fully lit. But each floor is a dark maze of hanging obstacles and winding turns, keeping visitors unsure of where the next actor lurks. The echoing screams, whispers, bangs, and thumps are very effective and disorienting.
Many of the performers are very good, particularly the children -- a young boy penned up like a pig for slaughter, screaming and begging for help; a wraith-like ballerina twisting into unsettling body positions; and two girls as the twins from The Shining, sing-songing in eerie unison and moving in menacing syncrony.
While not the most intense of haunts, there's a charming feeling of community surrounding Factory of Fear. Obviously, YMMV but this could be the perfect first haunt for tweens ready for theatrical gore and might even spark an interest in performance or behind-the-scenes skills.

was really excited to visit this haunted house after hearing a lot of hype, but unfortunately, it didn’t live up to the expectations. From the start, the atmosphere felt lackluster, and instead of building suspense, the experience relied heavily on predictable jump scares. After a few of those, it became easy to guess when and where the next one would happen.
The set design was underwhelming, with some areas looking more like unfinished props than a convincing haunted space. Even the actors seemed disconnected—they mostly walked by or yelled instead of really trying to engage or create a creepy vibe. It felt like they were just going through the motions.
What I was hoping for was a truly immersive experience, something that would make me feel nervous with every turn. Instead, I walked through the entire thing without once feeling startled or uneasy. It could really benefit from better sound design, more creative scares, and actors who are more committed to their roles.
All in all, I left feeling disappointed and unsatisfied. I understand that haunted houses might not scare everyone the same way, but this one just didn’t hit the mark. Hopefully, they make improvements in the future.
This version is fair, constructive, and direct while remaining respectful.

I found it to be a 7 out of 10 for fear factor. I screamed a least three times . Creepy people in very cool costumes through the haunt and highly recommend a visit. Entering down the back basement stairs even creeped me out😳😝

The factory has been transformed into a four-story haunted house filled with terror, each floor features a unique scene that creatively advances the overall narrative. It’s an impressively executed haunt that we thoroughly enjoyed for its eerie atmosphere. If you go…don’t let the butcher catch you!!! Highly recommend.

The set design is really cool and there were plenty of great scares, but those scares seemed to only really affect the person in the very front of the line. I also wish it was a bit longer because it felt like it ended whenever it just started.
